Market demand for paper/file storage is stronger than the typical mini-storage facilities. Building is recommended. Before and after values given.

Condominium conversion

Rent control does impact the building’s value but with demand for entry level housing, conversion to condominiums is the maximally productive use. Values provided to show various stages during planned conversion.

San Mateo County

Prime waterfront property

Contacting the multitude of agencies to answer the likelihood that convert from a commercial to residential would be permissible. Research revealed the complexity of the situation, including a long-standing public parking/ beach access easement.

Contra Costa County

Interpretation of Use Classification – market rent analysis

The market rent for a particular use was not significantly higher, supporting our client’s (a law firm) claim to renewing a lease at a market rent as a medical office.

Encroachment Dispute

Losing the use of a portion of the frontage does impact value given its visibility. We provided the diminution loss.
