ABOUT US
Beyond Value, Inc. is a corporation founded in 2003 by Leigh Budlong,
a seasoned real estate analyst, part-time home remodel aficionado, writer
and water conservation hobbyist.
Our company has two departments: brokerage and appraisal. To avoid any potential conflict, as a
company policy, we will not handle both types of service for the same
property and/or for the same client.
Our hours of business are Tuesday – Friday, 9 am to 5 pm.
We are closed annually from December 23-January 2nd.
MEET THE TEAM BEHIND THE CREATIVE FORCE!
Leigh Budlong, President, has 16 years
experience as a real estate professional with valuation, brokerage and
construction/design. Since settling
in the Bay Area in 1996, she has lived in the city and now resides in
Marin. Major market experience includes
Phoenix and New York. She
is licensed for both brokerage and appraisal services and holds the
professional designation for brokerage, the CCIM (Certified Commercial Investment
Member) and formerly held both the MAI and RICS designations. She has taught real estate courses,
published articles on the Financial Sense website and is currently
working on a project to study green building techniques for small commercial
buildings as well as a children’s book. She is a graduate of the University of Southern
California (Finance-Real Estate and International
Business) and studies in Aix-en-Provence,
France
post college. Beyond Value, Inc.
is her first business.
Karin Nelson, Senior Associate, is a
Certified Commercial General Appraiser and handles the majority of
projects for Beyond Value, Inc.
Having started with the company in 2004, Karin has studied and
earned the license under the supervision of Leigh Budlong. Given her real estate background, she
was able to focus on her goal and accomplished it within a few short
years.
COMPANY POLICIES & PHILOSOPHY
- We
share data (not deemed confidential) to show our appreciation to
those interviewed who give us market insight.
- By
acting as a conduit in the real estate sector, we are able to put
together investors, brokers, accountants, and attorneys.
- When
a referral fee is offered and/or procured, we will let all parties
know.
- When
a certified appraisal is being prepared, all value conclusions are
confidential.

We only
prepare certified appraisals on those properties we have not serviced
with either a BPO and/or loan origination.

We like to
send documents via email and offer discounts for electronically send
certified appraisals.
- Our
philosophy of doing more with less applies to how we store and
discard paper. We recycle and use recycled products. Leigh drives a Honda Insight which
gets nearly 60 miles to the gallon. Our environmentally sensitive
side is even in how we offer report delivery – electronic
copies are offered at a discount.
- We
have a firm policy to shred any and all documents that may cause
harm if handled otherwise.
